The future of building design is coming to the United States, and that means new apartments.
In some cases, we’re looking at apartments that will be designed to maximize space.
In others, they’ll be designed with the purpose of minimizing space, so that a building can be designed without sacrificing aesthetics.
It’s no coincidence that apartments will be the first major category of new construction to see a rise in market demand in the next few years.
The big question is: how will the apartments we build change the way we live?
To answer that, let’s take a look at some of the most innovative apartment design trends in the last five years.
Apartment design in India and China The most visible example of an apartment design that is both a result of trends in urban planning and of an individual’s preferences is the apartment in New Delhi, India.
At first glance, it may seem like an unlikely place to start: the country has one of the world’s highest population densities and has a growing urban middle class.
The new building is being designed in the name of sustainability, which is a reference to the way that building designs reduce the amount of space a building requires.
“It is about finding ways to minimize the space footprint of an area and how it can be maximized,” said Vikas Krishnan, the CEO of Lendlease, an apartment leasing company that’s developing the apartments.
The company’s design is part of a larger trend in India, one that is making some of its cities look pretty great.
For instance, the country is seeing an increase in apartment rentals and new apartments are being built.
“India is a country that has been changing in terms of its housing market and that’s what’s happening in New York and other cities,” said Krishnan.
In fact, in 2017 alone, apartments were built in more than 200 cities across India.
One of the biggest changes is that apartments are increasingly being designed with a smaller footprint than traditional buildings, with fewer windows, balconies and other elements that might clutter up a home’s interior.
“There’s an increased emphasis on minimizing the space of the building,” said Shashi Rana, vice president of research at Re/code, a tech publication.
This approach, he said, is becoming more common in New England cities, where apartment construction is up more than 20 percent since 2016.
“That’s in part due to an increase of people moving to the area,” he added.
This trend has made it easier for apartment developers to get a construction permit.
In New York City, developers have to file an application for a building permit that allows for about 1,000 square feet of space.
That’s much less space than the space that is required for a typical residential building, but it’s still a lot more space than what you’d get in a traditional apartment.
In many cities, there are two main types of apartments.
“One is a single-family dwelling,” said Rana.
“You can build one with two bedrooms and one with one bathroom.”
There are more apartments in smaller apartments, with smaller bedrooms and bathrooms.
“A couple of years ago, apartments in a neighborhood were about two to three times larger than they are today,” said Chris Gorman, vice chairman of design at Kiewit.
“This has meant that there are fewer apartments, but the space is still big.”
Rana believes this trend is only going to get more prominent.
“We’re seeing a lot of apartment complexes and apartment towers that are getting more and more modular,” he said.
The modular apartment is more than just a simple building.
Instead of building one large apartment with multiple apartments, a modular building lets apartments be built up to four or five apartments.
This design also allows developers to reduce the cost of the apartment by adding additional rooms and floors, while making the space feel smaller.
“The goal is to provide the same space, but in smaller units,” said Gorman.
For example, one modular apartment could have four bedrooms and four bathrooms.
The more apartments that are modular, the less space you’ll need to add.
“They’ll be smaller,” he explained.
This type of modular building also makes it easier to install electrical systems and add more storage.
This kind of modular apartment building can save space, since it can create more floor space without having to build additional floors to add additional spaces.
“People are building more modular apartment buildings, which allows more floor area,” said Kiewin.
“I think that’s going to be a very significant trend in the future.”
